Anlin

Single-Hung Windows
The lower sash slides up, the upper sash stays fixed. Single-hung windows are the standard in most Sacramento homes built before 2000. They're affordable, easy to operate, and work well in bedrooms and bathrooms where you want ventilation without the mechanical complexity of a casement. If your house already has them, retrofit replacement is usually clean and straightforward.
Double-Hung Windows

Awning Windows
Awning windows are hinged at the top and swing outward from the bottom. Because they seal tightly when closed and can be opened partway during light rain, they're popular in bathrooms, above kitchen counters, and in utility spaces. They don't work in every opening — you need clearance outside — but where they do fit, they're practical and draft-resistant.
Egress Windows
An egress window is a minimum-size openable window required by code in sleeping rooms and finished basements. Basement egress windows often require well excavation and structural work around the opening, but the code requirement is real — especially if you're finishing a basement or converting a garage space. We assess the existing opening and recommend the right window and method.
Picture and Fixed Windows
Fixed windows don't open — they're all glass, maximum light, unobstructed views. They pair naturally with operable windows on either side when you want the light from a large opening but also need some ventilation. Casement Windows
Hinged on the side and swung open with a hand crank, casement windows seal very tightly when closed — better than most other styles. They're ideal for rooms where security and energy performance are priorities, and they're what we recommend for high-wind exposures. The crank mechanism requires occasional maintenance but the seal quality is hard to beat.
Bay and Bow Windows
Bay windows project out from the wall and typically combine three window units — a center picture window flanked by two casements or single-hungs at an angle. They add floor space, light, and visual interest from both inside and outside. Bow windows are similar but use four or more units in a curved arrangement. Full Frame Window Replacement
We remove the entire window assembly down to the studs — frame, sill, everything — and install a new flanged window with proper flashing, house wrap integration, and interior and exterior trim. This is the right method when there's dry rot, water damage, or a failing frame. It's more disruptive and more expensive than a retrofit, but the long-term result is better and the warranty stays fully intact.
Full frame replacement is also required when you're changing the rough opening size — making a window larger or adding a new opening where there wasn't one. We assess structural implications and pull permits when required.
Retrofit Window Installation
The new window installs inside the existing frame, which stays in place. No exterior demolition, no interior trim damage, no stucco or siding repair. Retrofit window installation is the fastest, cleanest, and most affordable method — and it's appropriate for most Sacramento-area homes where the existing frame is structurally sound.
The trade-off is that the new window's glass area is slightly smaller than the opening, since the new frame sits inside the old one. For most windows this is imperceptible. For very large picture windows it can be more noticeable, and full-frame may be worth considering.
